Welcome to Janis, Gladheart’s newest private guest home. Spacious and exquisite, Janis is perfect for two but can accommodate up to four people with ease. Perched on a quiet lot within Gladheart’s peaceful 13 acres, guests of Janis will enjoy a hot tub, firepit, and a stroll through the wilderness with glimpses of deer, jackrabbits, songbirds, and three friendly donkeys. Janis is also located just minutes away from the excitement of downtown Fredericksburg.

The living space of Janis is completely open and airy, with a vaulted ceiling and tons of natural sunlight streaming in. A velvety soft sofa is piled high with jewel-toned pillows and pulls out to reveal a full-size bed. The sofa also faces a flat screen Roku TV— perfect for a romantic movie night or a lazy night in with your favorite TV show. Contemporary bookshelves separate the living area from the bedroom.

The L-shaped kitchen is completely open to the living area— perfect for conversation and socializing. Elegant gray cabinets support glossy granite countertops. Premier stainless steel appliances include a full-size refrigerator, electric range with vent hood, microwave, and dishwasher. The spacious island has gorgeous butcher block counters and bar stool seating for two and is illuminated by two exquisite pendant lights. A vibrant teal backsplash and open shelves add a perfect pop of color and style.

The bed sits nearby and is separated from the living area by unique open bookshelves. The bed is a luxurious king-size memory foam— perfect for relaxing and recharging in the evenings. In the spa-inspired bathroom, a freestanding soaking tub and a separate glass-enclosed step-in shower are both indulgent spots to wash the day away.

Outside, the spacious gravel patio is surrounded by a privacy fence and includes two Adirondack chairs and a wine barrel fire pit. Grab a blanket and a bottle of locally sourced wine and cuddle by the fire in the evenings while a pastel sunset lights up the sky above you. For even deeper relaxation, immerse yourself in the swirling hot tub underneath a sky full of stars.

The Gladheart compound includes a super-fun clubhouse/game room with a pool table, ping pong table, card tables, darts, and a jukebox. Outside you’ll also have access to picnic tables, shuffleboard, and horseshoes. When you’re ready for an afternoon antiquing adventure or a night on the town at a local watering hole, the fun of Fredericksburg is a quick ten-minute drive away.

Things to Note:
-There are outdoor cats on the property that you may encounter during your stay.
-In Texas, there are periods of time without significant rainfall causing the county of Gillespie to place a ban on burning. Please check the current burn ban status, before using the fire pit at a Fredericksburg area vacation rental.
- Utilize the designated parking spaces at your vacation rental.
-Place all trash in designated containers.
- Please be aware that the Texas Hill Country can experience high heat and drought during the summer, which can attract pests to the exterior lights at night. Our properties receive extermination, but guests may encounter pests such as cockroaches, mosquitoes, flies, Rolly Pollies (pill bugs), June bugs, small ants, and spiders, as well as occasional scorpions and small rodents. These are normal critters that come regardless of cleanliness or availability of food.

Easy Check-In Process
We use Happy Guest for a seamless, app-free check-in experience. Just complete your rental agreement, ID verification, and a simple refundable security hold of $1,000 (which is not a traditional security deposit, just a pending transaction) to receive your arrival instructions. If you'd prefer, you can opt for a Non-Refundable Damage Waiver instead, which provides coverage up to $1,500. The waiver is $53 for stays up to 10 nights, with an additional $1.50 per day for stays longer than 10 nights. It’s simple: finish these steps, and you’re all set to enjoy your stay! Note: arrival info won’t be sent without completing these steps, and refunds aren’t possible if skipped. Happy Guest is web-based and user-friendly, with all the info about the house and local spots. We had a wonderful stay! The house is exactly as pictured. Cute and cozy! Just a heads up there is no where to store your clothes. There is no closet or dresser. So maybe something can be added. Response time from the team with small things needed during our stay was very quick! We would stay again.

Great stay. Bed was comfortable. Hot tub and propane fire pit both in good working order. Plenty of pots/pans/dishes in the kitchen and space in the refrigerator. Loved the oversized bathtub. Best part of all was the 3 friendliest cats on the planet that just seemed to roam the property, made us feel very welcome and at home, though we might have missed our cat just a little extra

My husband and I had a weekend away and it was fantastic! Far enough away to relax but close enough to the city and wineries. Similar to the reviews below, it is not 100% private, there are other cabins/stays around the area but it wasn’t crowded, honestly we didn’t run into anyone while we were there. It was clean and cozi was very responsive. Next time I will definitely book through Cozi and not Airbnb to avoid additional fees.

The hot tub was a great bonus! My only suggestion would be for being a travel destination for wineries, to have better wine glasses, there were only two random glasses. Or, guests- just make sure to bring some!

This is a great place - I would recommend it and will absolutely stay here again.

Things to note:

1) The bathroom wall of this Bnb is shared by a ‘game room’ on the other side. Noise filters through easily.

— The game room is super cool, so I don’t blame folks for wanting to hang out there!

2) The Bnb is on a ranch with little light pollution; however, there are at least 3 other bungalows very near to this house.

I’d say it’s a place to yourself, but it’s not private, as the neighbors in the other Bnbs can be heard drinking and talking.

Overall,

It was an excellent stay. We had a slight maintenance issue, but it was quickly resolved the same night we got in without impeding on the experience.

I would recommend this place to anyone looking for a fun weekend in Fredericksburg.

If you are looking for seclusion, this is NOT the place for you.

This place was great, very cozy place for the two of us. the outside area was very enjoyable. the only thing I would say is that if you dont like cats, the cats they have on the property are very very friendly and will most likely be wanting your attention every time you walk outside. We thoroughly enjoyed our stay at Gladheart. Janis is a very bright little place so just be aware that there is no sleeping in if the sun wakes you. All of the amenities on the property were a plus. If you read other reviews you will read that the road is bumpy. It is, but this this Texas and we drive a truck. I would without hesitation book again!

We really enjoyed our stay at Janis. Photos are accurate and the place was very clean. Hot tub and our private fire pit were nice additions. Gladheart is the perfect distance from main street. There is plenty of street parking if you're willing to walk downtown. I would suggest arriving before the sunsets on your first day since there aren't any lights on the driveway up to the houses. The screen door on the house is great to keep the cats out. They will dash into the house if you're not watching. Cat treats are under the sink and pleasant wake up calls from the cats can be relied on. The cats are very well kept and extremely nice. It's a great place to introduce a "non cat" person to cats ?.

This place was exactly as described. We did have a bit of trouble finding it once we were on location, but we eventually saw the Janis sign. The cats were such a treat! So friendly and welcoming. We were also welcomed with a bottle of wine. Just the perfect amount of space for two. We didn’t get to use the hot tub as the temperature dropped a little too low in the evenings, but it looked in good working condition and clean.

I loved staying in Janis and being right outside of Fredericksburg and also close to town. It was very relaxing and peaceful. The animals around are very sweet. Janis was very clean! The bed was super comfortable and the kitchen had everything you would need. I definitely would stay here again.

An amazing getaway on a 25 acre lot in the country while still being nearby to the city. We were able to spot wildlife such as deer, armadillos, sheep, cattle, and stray cats. We enjoyed the use of the hot tub, game room, and nearby pond for viewing the sunset. Upon arrival, the fire pit was out of propane but was quickly replaced the next morning. The response time for any encountered problems is quick and a solution is provided immediately. We encountered many stray cats while on the property and even decided to name them accordingly. They would follow us on the property and even enjoyed viewing the sunset with us by the pond. Main Street is a short 10 minute drive and only 20 mins away from infamous Fat Ass Winery and Luckenbach. Since the property is located on a lot of land, it does take 5-10 minutes just to get off of the property. Also, make sure to drive slow and careful as the property does have a long gravel road with a dip. Overall, we enjoyed this Airbnb and plan to stay in a similar rental for our next visit to Fredericksburg!

Very cute cottage! We really enjoyed our stay. The soaking tub and hot tub were so relaxing. We enjoyed the fire pit and chairs each evening. The friendly cats were fun. We loved playing the games in the shared game room very much. The bed and bedding was comfy.

There were basic spices and olive oil , ground coffee & creamer provided. The stacked washer & dryer were nice. FYI there was no washing detergent provided but there were dryer sheets. There were tiny hotel sized shampoo, conditioner, bar soap & body wash - one of each. Paper towels & toilet paper were provided but no tissues.

This is a wonderful property. Everything is as described. Every thing was clean. We utilized it all. My wife and I went for our anniversary. We grilled steaks. Soaked in the hot tub. Looked at the stars by the fire pit. There is a group of cats that stay around the Janis. They are all very friendly and will let you pet them but they also know how to not be over bearing when you just want to enjoy outside. We enjoyed our trip and enjoyed hanging outside with our new furry friends.

10/10 would stay here again! Got to stay for an entire week and from the cats that stay on the property to the fire pit and seating under the stars to the private hot tub, everything was exceptional. After a day of winery hopping, my favorite part was the insanely comfortable king sized bed. Thank you for such a great location! Will definitely be staying here again in our next trip to Fredricksburg!

Loved everything about Janis!!! The location, the ambiance, the hot tub and even the cats (which i assume are to help keep critters away). Janis is decorated so well and the kitchen was well stocked with appliances. We cooked an amazing dinner on the grill and enjoyed sitting in front of the fire pit with a glass of wine! We didn't use the game room but I can see how it would be fun with a bigger group or the kiddos! We will definitely be back !!

Beautiful location, exceptionally well kept home. We loved having our own private yard and hot tub. The view at night was beautiful, and the property is rather quiet. We had four very friendly cats hang out with us all weekend, waiting outside every time we opened the door. Overall fantastic experience, somewhere we will definitely visit again.

Absolutely loved this stay! Property is literally everything you could want or need. Loved the yard and hot tub at the Janis House. Game room was literally around the corner and it had so much to choose from. Feeding sessions with the donkeys is a must! Had a question for Amer the first night and he responded quickly. Great host and cottage! Being out on the "farm" makes you feel like you have space all to yourself, but you're 10 minutes or less from everything you want to do in Fredricksburg. Looking forward to our next visit. Highly recommend!
