-Pets are not allowed
-No Events or Parties are allowed
-Place trash in designated receptacles
-Observe City of Fredericksburg Quiet Hours - 10:00 PM to 7:00 AM
-Parking instructions: Illegally parked vehicles are subject to tow
-The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present.
Easy Check-In Process
We use Happy Guest for a seamless, app-free check-in experience. Just complete your rental agreement, ID verification, and a simple refundable security hold of $1,000 (which is not a traditional security deposit, just a pending transaction) to receive your arrival instructions. If you'd prefer, you can opt for a Non-Refundable Damage Waiver instead, which provides coverage up to $1,500. The waiver is $62.54 for stays up to 10 nights, with an additional $1.50 per day for stays longer than 10 nights. It’s simple: finish these steps, and you’re all set to enjoy your stay! Note: arrival info won’t be sent without completing these steps, and refunds aren’t possible if skipped. Happy Guest is web-based and user-friendly, with all the info about the house and local spots. Loved our stay - the house was immaculate, and just decorated so beautifully. Having king beds in every room made every room feel spacious. We enjoyed sitting in the backyard when the sun was out, and having a hangout with Netflix after dark. The curtains keep the bedrooms super dark, which made for great sleep. Everything worked, and I so appreciated that coffee was available. The house is definitely walkable to downtown, but we never had any trouble driving in and finding parking. Would absolutely stay again if I’m in this part of the country again.

Matt and Jenna are really a local company called COZI. To be honest, we have enjoyed these type of rentals. It’s easier than checking into a hotel and instead of a room it’s a whole house! We had a great stay! We were traveling with 3 couples, and the set up was perfect. The check in process was easy, and the home was really comfortable. We were close to downtown and mostly drove or took an Uber. The neighborhood was quiet. The kitchen is fully stocked though we didn’t use it much. Great weekend stay!

Everything was perfect! Cozi was phenomenal. The property was gorgeous, clean, and super comfortable. They offered us unique services and extra days if we would’ve liked (that you pay for of course), very simple check in and checkout, great communication, & so much more. We had such a great birthday stay. Only complaint was we had rinsed off our used dishes and sat them in the sink and the next day were some sugar ants. Very close to Main Street. 10/10 recommend this property!!
